Materials, installation and workmanship shall comply with all applicable requirements and standards. DEFINITIONS RETAIN ITEMS THAT REMAIN AFTER THIS sECTION HAS BEEN EDITED FOR A PROJECT Remove: Detach items from existing construction and legally dispose of them off-site unless indicated to be removed and salvaged or removed and reinstalled. Remove and Salvage: Carefully detach from existing construction, in a manner to prevent damage, and deliver to Owner ready for reuse. Remove and Reinstall: Detach items from existing construction, prepare for reuse, and reinstall where indicated. Existing to Remain: Existing items of construction that are not to be permanently removed and that are not otherwise indicated to be removed, removed and salvaged, or removed and reinstalled. MATERIALS OWNERSHIP Unless otherwise indicated, demolition waste becomes property of Contractor. Historic items, relics, antiques, and similar objects including, but not limited to, cornerstones and their contents, commemorative plaques and tablets, and other items of interest or value to Owner that may be uncovered during demolition remain the property of Owner. Carefully salvage in a manner to prevent damage and promptly return to Owner. PREINSTALLATION MEETINGS Retain "Predemolition Conference" Paragraph below if Work of this Section is extensive or complex enough to justify a conference. Predemolition Conference: Conduct conference at Project site. Retain subparagraphs below if additional requirements are necessary; revise as required. Inspect and discuss condition of construction to be selectively demolished. Review structural load limitations of existing structure. Review and finalize selective demolition schedule and verify availability of materials, demolition personnel, equipment, and facilities needed to make progress and avoid delays. Review requirements of work performed by other trades that rely on substrates exposed by selective demolition operations. Review areas where existing construction is to remain and requires protection. SUBMITTALS Record Documents: Schedule indicating proposed sequence of operations for selective demolition Work to Owner's Representative for review prior to start of Work. Include coordination for shutoff, capping, and continuation of utility services as required, together with details for dust and noise control protection. Provide detailed sequence of demolition and removal Work to ensure uninterrupted progress of Owner's on-site operations. Coordinate with Owner's continuing occupation of portions of existing building and with Owner's partial occupancy of completed new addition. Photographs of existing conditions of structure surfaces, equipment, and adjacent improvements that might be misconstrued as damage related to removal operations. File with Owner's Representative prior to start of Work. project conditions Owner will occupy portions of the building immediately adjacent to areas of selective demolition. Conduct selective demolition Work in manner that will minimize need for disruption of Owner's normal operations. Provide minimum of 72 hours advance notice to Owner of demolition activities that will affect Owner's normal operations. Owner assumes no responsibility for actual condition of items or structures to be demolished. Conditions existing at time of inspection for bidding purposes will be maintained by Owner insofar as practicable. However, minor variations within structure may occur by Owner's removal and salvage operations prior to start of selective demolition Work. Retain one of two "Hazardous Materials" paragraphs below, or remove all references to hazardous materials. Insert scope of article to include asbestos, PCBs, and other materials if required. Coordinate statements with the General and Supplementary Conditions. See "Hazardous Materials" Article in the Evaluations. Hazardous Materials: It is not expected that hazardous materials will be encountered in the Work. Hazardous materials will be removed by Owner before start of the Work. Retain subparagraph below to cover instances where hazardous materials are unexpectedly found and must be remediated. See the General Conditions for additional requirements on hazardous materials. If suspected hazardous materials are encountered, do not disturb; immediately notify Architect and Owner. Hazardous materials will be removed by Owner under a separate contract. Hazardous Materials: Hazardous materials are present in buildings and structures to be selectively demolished. A report on the presence of hazardous materials is on file for review and use. Examine report to become aware of locations where hazardous materials are present. Retain first subparagraph below if hazardous material remediation is part of the Work of this Contract. Consult a professional liability insurance carrier for current recommendations. Indemnification and a waiver of claims may be required from Owner as a condition for providing services related to hazardous material remediation. See "Hazardous Materials" Article in the Evaluations. Hazardous material remediation is specified elsewhere in the Contract Documents. Do not disturb hazardous materials or items suspected of containing hazardous materials except under procedures specified elsewhere in the Contract Documents. Promptly repair damages caused to adjacent facilities by demolition Work. Conduct selective demolition operations and debris removal to ensure minimum interference with roads, streets, walks, and other adjacent occupied or used facilities. Do not close, block, or otherwise obstruct streets, walks, or other occupied or used facilities without written permission from authorities having jurisdiction. Provide alternate routes around closed or obstructed traffic ways if required by governing regulations. Do not use cutting torches for removal until Work area is cleared of flammable materials. At concealed spaces, such as interior of ducts and pipe spaces, verify condition of hidden space before starting flame cutting operations. Maintain portable fire suppression devices during flame cutting operations. Maintain existing utilities indicated to remain in service and protect them against damage during demolition operations. Do not interrupt utilities serving occupied or used facilities, except when authorized in writing by authorities having jurisdiction. Provide temporary services during interruptions to existing utilities, as acceptable to governing authorities. Maintain fire protection services during selective demolition operations. Use water sprinkling, temporary enclosures, and other methods to limit dust and dirt migration. Comply with governing regulations pertaining to environmental protection. Do not use water when it may create hazardous or objectionable conditions such as ice, flooding, and pollution. WARRANTY Retain this article if existing warranties would be affected. Obtain existing warranties from Owner. Existing Warranties: Remove, replace, patch, and repair materials and surfaces cut or damaged during selective demolition, by methods and with materials so as not to void existing warranties. Notify warrantor before proceeding. Existing warranties include the following: . Notify warrantor on completion of selective demolition, and obtain documentation verifying that existing system has been inspected and warranty remains in effect. Submit documentation at Project closeout. COORDINATION Arrange selective demolition schedule so as not to interfere with Owners operations. Confirm with Owner list items to be removed and salvaged. Confirm with Owner special packaging or crating when returning items to Owner. PRODUCTS GENERAL Materials shall meet or exceed all applicable referenced standards, federal, state and local requirements, and conform to codes and ordinances of authorities having jurisdiction. PERFORMANCE REQUIREMENTS Regulatory Requirements: comply with governing EPA notification regulations before beginning selective demolition. Comply with hauling and disposal regulations of authorities having jurisdiction. Standards: Comply with ANSI/ASSE A10.6 and NFPA 241. Material ownership Except for items or materials indicated to be reused, salvaged, or otherwise indicated to remain the Owner's property, demolished materials shall be become the Contractor's property and shall be removed from the Site with further disposition of the Construction's option. Historic items, relics, and similar objects including, but not limited to, cornerstones and their contents, commemorative plaques and tablets, antiques, and other items of interest or value to the Owner, which may be encountered during demolition, remain the Owner's property. Carefully remove and salvage each item or object in a manner to prevent damage and deliver promptly to the Owner. EXECUTION EXAMINATION Verify that utilities have been disconnected and capped before starting selective demolition operations. Retain first paragraph below if available. Review record documents of existing construction provided by Owner. Owner does not guarantee that existing conditions are same as those indicated in record documents. Survey existing conditions and correlate with requirements indicated to determine extent of selective demolition required. When unanticipated mechanical, electrical, or structural elements that conflict with intended function or design are encountered, investigate and measure the nature and extent of conflict. Promptly submit a written report to Architect. Perform an engineering survey of condition of building to determine whether removing any element might result in structural deficiency or unplanned collapse of any portion or structure or adjacent structures during selective building demolition operations. Perform surveys as the Work progresses to detect hazards resulting from selective demolition activities. Retain "Steel Tendons" Subparagraph below if selective demolition includes pretensioned or post-tensioned concrete slabs and detensioning is required. Steel Tendons: Locate tensioned steel tendons and include recommendations for de-tensioning. Survey of Existing Conditions: Record existing conditions by use of preconstruction photographs. Comply with requirements specified in Section 01 32 33 "Photographic Documentation." Inventory and record the condition of items to be removed and salvaged. Provide photographs or video of conditions that might be misconstrued as damage caused by salvage operations. Requirement in subparagraph below is for treatment of historic facilities. Before selective demolition or removal of existing building elements that will be reproduced or duplicated in final Work, make permanent record of measurements, materials, and construction details required to make exact reproduction. UTILITY SERVICES AND MECHANICAL/ELECTRICAL SYSTEMS Existing Services/Systems to Remain: Maintain services/systems indicated to remain and protect them against damage. Comply with requirements for existing services/systems interruptions specified in Division 01 Section Summary of Work Retain "Existing Services/Systems to Be Removed, Relocated, or Abandoned" Paragraph below if required. Delete if Owner arranges and performs work. Existing Services/Systems to Be Removed, Relocated, or Abandoned: Locate, identify, disconnect, and seal or cap off indicated utility services and mechanical/electrical systems serving areas to be selectively demolished. Owner will arrange to shut off indicated services/systems when requested by Contractor. If services/systems are required to be removed, relocated, or abandoned, provide temporary services/systems that bypass area of selective demolition and that maintain continuity of services/systems to other parts of building. Disconnect, demolish, and remove fire-suppression systems, plumbing, and HVAC systems, equipment, and components indicated to be removed. Piping to Be Removed: Remove portion of piping indicated to be removed and cap or plug remaining piping with same or compatible piping material. Equipment to Be Removed: Disconnect and cap services and remove equipment. Equipment to Be Removed and Reinstalled: Disconnect and cap services and remove, clean, and store equipment; when appropriate, reinstall, reconnect, and make equipment operational. Equipment to Be Removed and Salvaged: Disconnect and cap services and remove equipment and deliver to Owner. Ducts to Be Removed: Remove portion of ducts indicated to be removed and plug remaining ducts with same or compatible ductwork material. Refrigerant: Remove refrigerant from mechanical equipment to be selectively demolished according to 40 CFR 82 and regulations of authorities having jurisdiction. PREPARATION Site Access and Temporary Controls: Conduct selective demolition and debris-removal operations to ensure minimum interference with roads, streets, walks, walkways, and other adjacent occupied and used facilities. Comply with requirements for access and protection specified in Section 01 50 00 "Temporary Facilities and Controls." Temporary Facilities: Provide temporary barricades and other protection required to prevent injury to people and damage to adjacent buildings and facilities to remain. Provide protection to ensure safe passage of people around selective demolition area and to and from occupied portions of building. Provide temporary weather protection, during interval between selective demolition of existing construction on exterior surfaces and new construction, to prevent water leakage and damage to structure and interior areas. Protect walls, ceilings, floors, and other existing finish work that are to remain or that are exposed during selective demolition operations. Cover and protect furniture, furnishings, and equipment that have not been removed. Comply with requirements for temporary enclosures, dust control, heating, and cooling specified in Section 01 50 00 "Temporary Facilities and Controls." Temporary Shoring: Provide and maintain shoring, bracing, and structural supports as required to preserve stability and prevent movement, settlement, or collapse of construction and finishes to remain, and to prevent unexpected or uncontrolled movement or collapse of construction being demolished. Strengthen or add new supports when required during progress of selective demolition. SELECTIVE DEMOLITION, GENERAL General: Demolish and remove existing construction only to the extent required by new construction and as indicated. Use methods required to complete the Work within limitations of governing regulations and as follows: Proceed with selective demolition systematically, from higher to lower level. Complete selective demolition operations above each floor or tier before disturbing supporting members on the next lower level. Neatly cut openings and holes plumb, square, and true to dimensions required. Use cutting methods least likely to damage construction to remain or adjoining construction. Use hand tools or small power tools designed for sawing or grinding, not hammering and chopping, to minimize disturbance of adjacent surfaces. Temporarily cover openings to remain. Cut or drill from the exposed or finished side into concealed surfaces to avoid marring existing finished surfaces. Do not use cutting torches until work area is cleared of flammable materials. At concealed spaces, such as duct and pipe interiors, verify condition and contents of hidden space before starting flame-cutting operations. Maintain [fire watch and] portable fire-suppression devices during flame-cutting operations. Maintain adequate ventilation when using cutting torches. Remove decayed, vermin-infested, or otherwise dangerous or unsuitable materials and promptly dispose of off-site. Remove structural framing members and lower to ground by method suitable to avoid free fall and to prevent ground impact or dust generation. Locate selective demolition equipment and remove debris and materials so as not to impose excessive loads on supporting walls, floors, or framing. Dispose of demolished items and materials promptly.[ Comply with requirements in Section 01 74 19 "Construction Waste Management and Disposal."] Removed and Salvaged Items: Clean salvaged items. Pack or crate items after cleaning. Identify contents of containers. Store items in a secure area until delivery to Owner. Transport items to Owners storage area as designated by Owner. Protect items from damage during transport and storage. Removed and Reinstalled Items: Clean and repair items to functional condition adequate for intended reuse. Pack or crate items after cleaning and repairing. Identify contents of containers. Protect items from damage during transport and storage. Reinstall items in locations indicated. Comply with installation requirements for new materials and equipment. Provide connections, supports, and miscellaneous materials necessary to make item functional for use indicated. Existing Items to Remain: Protect construction indicated to remain against damage and soiling during selective demolition. When permitted by Architect, items may be removed to a suitable, protected storage location during selective demolition [and cleaned] and reinstalled in their original locations after selective demolition operations are complete. INSTALLATION Installation shall meet or exceed all applicable federal, state and local requirements, referenced standards and conform to codes and ordinances of authorities having jurisdiction. Installation in accordance with manufacturers published recommendations. SELECTIVE DEMOLITION PROCEDURES FOR SPECIFIC MATERIALS Perform selective demolition Work in a systematic manner. Use such methods as required to complete Work indicated on Drawings in accordance with demolition schedule and governing regulations. Demolish concrete and masonry in small sections. Cut concrete and masonry at junctures with construction to remain using power driven masonry saw or hand tools; do not use power driven impact tools. Locate demolition equipment throughout structure and promptly remove debris to avoid imposing excessive loads on supporting walls, floors, or framing. Provide services for effective air and water pollution controls as required by local authorities having jurisdiction. Demolish foundation walls to a depth of not less than 12 inches below existing ground surface. Demolish and remove below grade wood or metal construction. Break up below grade concrete slabs. For interior slabs on grade, use removal methods that will not crack or structurally disturb adjacent slabs or partitions. Use power saw where possible. Resilient Floor Coverings: Remove floor coverings and adhesive according to recommendations in RFCIs Recommended Work Practices for the Removal of Resilient Floor Coverings. Do not use methods requiring solvent-based adhesive strippers. Completely fill below grade areas and voids resulting from demolition Work. Provide fill consisting of approved earth, gravel, or sand, free of trash and debris, stones over 6 inches in diameter, roots, or other organic matter. Remove culvert or sewer pipe for reuse by careful excavation of all material on the top and sides so that the pipe will not be damaged. Removal of sewer appurtenances shall be included for removal with the pipe. Remove pipe which are unsatisfactory for reuse, and dispose of, off the Project Site. Concrete parts of structures below the permanent ground-line shall be neatly squared off with reinforcement cut off close to the concrete. Dismantle steel structures or steel portions of structures in sections determined by the Owner's Representative. The sections shall be of such weight and dimensions which permit convenient handling, hauling and storing. Rivet and bolts connecting steel rail members, steel beams or girder spans and steel stringers of truss spans will be removed by cutting the heads with a cold cut then punching or drilling by a method that will not injure the member for reuse. The removal of rivets and bolts from connections will not be required unless specifically indicated. Unless otherwise specified, the Contractor shall have the option of dismantling these members by flame cutting immediately adjacent to the connection. Flame-cutting will not be permitted when Drawings call for the structural unit to be salvaged in such a manner as to permit re-erection. In such cases, all members shall be carefully dismantled without damage, match marked with paint, and all rivets and bolts removed from the connections. Remove brick and stone structures by sledging the masonry into removal sizes. Portions of such structures below the permanent ground-line, which will not in any manner interfere with the proposed construction, may be left in place, but removal shall be carried at least two feet below the permanent ground-line and neatly squared off. If unanticipated mechanical, electrical, or structural elements that conflict with intended function or design are encountered, investigate and measure both nature and extent of the conflict. Submit report to Owner's Representative in written, accurate detail. Pending receipt of directive from Owner's Representative, rearrange selective demolition schedule as necessary to continue overall job progress without undue delay. EXCAVATION AND BACKFILL Back-fill to the level of the original ground-line, all excavation made in, and all openings below, the natural ground-line caused by the removal of old structures or portions thereof. That portion of the back-fill which will support any portion of the roadbed or paving shall be placed in layers of the same thickness as those required subgrade preparation. Material in each layer shall be wetted uniformly, if required, and shall be compacted to the density required in the adjoining embankment. In places inaccessible to blading and rolling equipment, mechanical or hand tampers shall be used to obtain the required compaction. Place that portion of the back-fill which will not support any portion of the roadbed or paving in such a manner, and compact, to preclude settling. DISPOSAL OF DEMOLISHED MATERIALS General: Except for items or materials indicated to be recycled, reused, salvaged, reinstalled, or otherwise indicated to remain Owner's property, remove demolished materials from Project site and legally dispose of them in an EPA-approved landfill. Do not allow demolished materials to accumulate on-site. Remove and transport debris in a manner that will prevent spillage on adjacent surfaces and areas. Remove debris from elevated portions of building by chute, hoist, or other device that will convey debris to grade level in a controlled descent. Comply with requirements specified in Section 01 74 19 "Construction Waste Management and Disposal." Burning: Do not burn demolished materials. Disposal: Transport demolished materials off Owners property and legally dispose of them. CLEANUP AND REPAIR Upon completion of demolition Work, remove tools, equipment, and demolished materials from the Project Site. Remove protections and leave interior areas broom clean. Repair demolition performed in excess of that required. Return elements of construction and surfaces to remain to condition existing prior to start operations.
